  • Are leased homes permitted in the community?

  • Are short term rentals permitted?

    No, the term of the lease must be greater than ninety (90) days.
  • What if I sell my home and need to temporarily lease it back?

    The seller of the home may lease back this home from the buyer for a period up to ninety (90) days after closing.
  • How many homes can I own in the community?

    The owner and any other owners with whom such owner is affiliated with may not collectively lease or offer for lease more than three (3) homes.
  • Can I lease individual rooms in my home?

    No, inhabitants of each home are limited to a single family leasing the entire lot. An example of an approved single family is: Resident 1 and Resident 2 reside in the dwelling with any of the following approved residents
    (a) children of either or both residents,
    (b) no more than a total of 2 parents of the residents,
    (c) one unrelated person, and
    (d) one household employee.
  • Can I lease a home immediately after purchasing it?

    Effective January 1, 2022, the homeowner is required to occupy the dwelling as their place of residency for a minimum of twenty-four (24) months from the purchase.
  • What if I have a hardship that requires me to lease the home prior to 24 months of occupancy?

    The Board of Directors may at their discretion review on a case-by-case basis a hardship petition to the leasing restrictions and provide a variance.
  • How do I notify the HOA of a change in tenant information?

    The homeowner must complete a Rental/Lease Form whenever their tenant information changes. The form may be found on this website.
  • How does my tenant obtain access to the amenities of Wellington?

    On the Rental/Lease Form submitted by the homeowner, the homeowner must assign his rights to use the amenities to his tenant. Once the Wellington Fitness staff has received the completed form, the tenant may request an orientation. The Orientation Request Form may be found on this website. The tenant will be responsible for paying $25 (non-refundable) at the time of the orientation for an access card/fob.
