Bulletin #2 – Grading & Drainage

July 5, 1995

In accordance with the Amended and Restated Master Declaration of Covenants, Conditions and Restrictions For Wellington Of Flower Mound, Denton County, Texas (C.C.R.’s) it is the intent of the Architectural Control Committee (A.C.C.) to enforce the LOT GRADING & EROSION CONTROLS PLANS for this development. Each builder is responsible for specific site grading on their respective lots to comply with these plans. The plans consist of four sheets which bear the following titles, sheet numbers, and dates:

DRAINAGE:

Each Builder must grade their lots to accommodate drainage from adjacent lots where indicated on the above referenced plans and as stated in section 9.09 of the C.C.R.’s.

RETAINING WALLS:

Retaining walls will be required where compliance with the above referenced plans result in slopes greater than 3:1. Three horizontal feet for each one foot of rise (3:1) is the accepted industry standard for maximum maintainable slopes. The Builder on the uphill side will be responsible for the installation of the required retaining wall as stated in section 9.30 of the C.C.R.’s. The A.C.C. may require the installation of retaining walls at any point in the review and construction process.
